the planning area is situated in a residential quarter with mostly late 19th century 5-story houses close to the city center. the building structure is dense, especially around the historically protected ring street.
the project divides into a 7-story corner building and a 5-story building with a courtyard between. the arcades in the north are protected by a glass slab, which connects the two buildings and closes the block structure. the courtyard brings air and light to the darkest area of the property and functions together with the community rooms on the ground floor level as the central meeting and communication area. the upper levels contain the apartments with kitchens, bathrooms and entries orientated to the north, whereas the living areas and bedrooms with the connected balconies and terraces are facing the south.
